Briefly, they have not put the roof, but everything is ready for it except for a small part of building 1. They are working onthe wood-decoration of the building and importantly 95% of the windows and balcony doors are installed.
I'm not sure they can be finished for 15th of December, but if the works continues with the same speed as the last couple of monthes it would surely be possible to finish it before the middle of January 2008. I'm not an expert, so it might really be possible tokeep it on schedule. Drop a comment if anyone has expertise to predict a likely date of delivery!

Yes signed the new leaseback agreement with eurospa a little while ago now. I know its not as good as the first one but they did go out of business! and there is the spa now. Tell me what you think.
Even if they are delivering on time. Be aware what is happening in the lease-back market of the alps. Several companies have gone bancrupt or stopped contracts with lease-back holders (more than 1000 landlords are presently in the process of sending their previous tenants to trial). And even with the company that reasently took over from Transmontagne are now causing problems for the landlords (they are not paying - at least that is what is being said).
Be aware that your contract with your tenant in all most all cases are "Bail commercial" which means that they can continue without time limit as your tenant. If you want to stop even after the present contract runs out you will have to pay them to give it up. And that is only in the best case that they don't go bancrupt before.
Notice that if you didn't sign the lease-back contract you can still get out without major problems. Otherwise make sure you put into your budget that you might have to pay TVA and Tax back if it goes wrong.
Good luck from one of the many landlords in trouble.
i still think it is best to buy freehold if you can afford it and run the rentals or otherwise yourself,hopefully through network of UK contacts who ski on a regular basis. with this you control your income and outgoings,such as cleaning/laundry etc,and only have oneself to blaim if it does not cover costs,if you are borrowing against the apartment. If it does not work,then sell it,as i feel Valfrejus is a good area and the apartments are good value for money compared with other ski areas in the Alps. This Blog page should be used maybe for people also buying freehold to work together with rentals as i already have people wanting to rent more than my 6 bed,at a time.
If feeling cautious about leaseback,then don't sign,go freehold and network.

Just come back from Chalet de Florence. We staid there for one week and we have a wonderful holiday there. It was very nice. The rooms have nice interiors and are very well cleaned.
You can reach the station in 1 minute and Buildings gives you a wondeful overview over the town centre.
Now to the negative sites:
The Spa is not finished yet and still out of order. The area around the building is very dirty. Between the trees you can still find some plastics and building materials. The way down to the 2nd building and the station is not prepared yet.
I think next winter season everything is finished. We'll see 2009.
could the people just back from valfrejus tell us about the snow,ie is there fresh snow and is there snow in the village?

Hi, I am owner of an apartment in Orelle, which is managed by Cela. It completed end 2007, on time, but we are having issues with the leaseback scheme. Cela are refusing to allow us to use our weeks in our own apartment (or in some cases any apartment!) despite assurances from our UK agent (ukoverseas.com) that this would be guaranteed. I’ve set up a blog site for Orelle owners (http://orelleski.blogspot.com/) and would be grateful if any interested parties could leave their details - ideally I’d like to get a list of owners so we can use our combined weight to try to get things done.
In the meantime, does anyone know:
-if it’s possible to pay back the 20% tax and regain the entire freehold ownership (ie break the lease to cela)?
-who the best person to contact at cela is – someone senior who will actually return emails/calls etc?

On your post on the Valfrejus Chalet de florence blog you ask if it is possible to pay back the 20% Tax to regain full right for use of your own appartment. The answer is:
It is possible to break your contract with Cela only if you can come to terms with them (e.g. pay them indemnities for lost income) or if they are not living up to the contract (which seems to be the case here) you can get out of it for free, but might have to go through court unfortunately.
Secondly, you would then have to pay the 20% back and for french landlords they would lose there tax-advantage as well (and have to pay back what they won in tax).
Furthermore, a minimum of 80% of the building has to be controlled by one agency (Cela in this case), if this is not full filled all the building and all its landlords will have to pay back the 20%, which for some might not be possible financially.
Alternatively, if all landlords could agree and the court agrees that Cela didn't live up to their obligations you could find another company to take care of the building and the rentals.
It is to avoid that this happens that most companies include in the contract that the landlords can come to general assemblies, and thus get contact with other landlords. However it is by law a right for a landlord to have information about all other landlords in your property, but I'm sure it will be very difficult to get this information out of the responsible people.
All in all - the laws enabling landlords to reduce their fees are not actually made for the landlords but much more for the holiday industry that their investment is keeping alive. Please lets here more about how it progresses you are far from alone out their!

Hi we brought an appartment in le chalet de florence last year on lease back. We do love valfrejus, we are starting to get some issuse now. We only get 2 weeks in the winter season 1 high and 1 low which we knew this at the time, but this season we wanted to go 2 weeks in the low season but could not. we were just told the contract said 1 high,1 low.
